Why do we think that development is pending?
This property is part of the NextGen NYCHA Infill Program. NYCHA infilll repurposes an "underutilized" portion of a public housing campus, such as a parking lot or playground, by subdividing the area as a seperate tax lot, in order to allow private developers to build and manage a rental building on the site. NYCHA will give the developer a 1-dollar-a-year, 99-year lease, to operate the new building. The intention of the program is to subsidize NYCHA's capital budget, by sending profits back to building maintenance and repair, but some reports say that that the Mill Brook infill development will not cover these costs. The new building will be subject to Mandatory Inclusionary Housing provisions, and offer mixed income market rate and income targeted (or “affordable”) housing. The Area Median Income (AMI) of the 10455 Zip Code, where Mill Brook is located, was $23,253, annually (American Community Survey 2011-2015, 5 year estimate).
