Why do we think that development is pending?

This property is part of the NextGen NYCHA Program. NextGen NYCHA allows private developers to build and manage a rental building on the publicly owned NYCHA tax lot. The building will be subject to Mandatory Inclusionary Housing provisions, and offer mixed income market rate and income targeted (or “affordable”) housing. A current resident of Wyckoff Gardens who is earning an income equivalent to the median income of their census block, would neither be able to afford the proposed market rate, nor “affordable” units.

NYCHA put out a request for a proposal (RFP) in 2015, seeking development of a maximum 500,000 square foot, mixed use building including 10,000 square feet of commercial, 10,000 square feet of community facility, and 480,000 square feet, or approximately 500 residential units. The site will be located on either the corner of Wyckoff and Nevins Street or Wyckoff and Third Avenue, on the footprint of existing parking lots. The developer will not be required to build parking.
